Welcome to the new Playa. :(:(:(:( Here are more details on the proposed development. Check out the site map. It looks like it abuts up to the Coba road and the golf course comes up to the beach road. Now if you want to invest in a casa, the same developers are offering Aldea Zama in the new Tulum....a lot will set you back $60,000 USD right now. Lets hope this development happens in the distant future...like 20 years plus!!! http://www.aldeazama.com/ (http://www.aldeazama.com/)

Isn't that area mangroves....how can such a huge area be cleared for eco concerns?
That is a question I would dearly love answered, but I'm not at all sure it will ever be possible to get an answer.
I know La Luna was told they couldn't improve their little parking area (as many know, it's basically just a bit of clearing on the jungle side with huge potholes) because it would damage the mangroves.
Petite Lafitte wasn't allowed to develop a little plot of land up in Xcalak because a small percentage of it involved the mangroves, so they had to take over an older resort instead of doing the fully eco place they'd planned.
Yet big resorts can come in and basically plow them under.
I know this is one of those things that just sound like "duh, we know why", but I just hate unfairness. If we're going to protect the mangroves, let that be the law. If we're not, then let the little guys abuse them just as much as the big guys.
I'm getting a little nauseous.
OK, one more question: Will this resort development NOT have any beachfront areas? Or are they buying out Papaya Playa, Tribal Village, et al so they can have access? What about Copal/Azulik? They've been around a long time.

I claim no inside knowledge, but earlier drawings of this development showed golf holes on the beach where these cabana resorts are now.

They backed off showing access, except for the strip of land south of Azul Blue (#2)...(Tribal Village? #8?). The repaving of the beach road and new sidewalk also are clues that they are stopping short of the beach for now. How long this will last is likely dependent on the economy...the mangroves were cheaper to buy than than the beachfront. This feels like a group of land speculators panning for investors/lot purchasers... not sinking much more than a box of colored pencils into the deal. They'll have to raise some serious capital to make a move on the beachfront.
It's all still worrisome, as they can still wreak havoc on the mangroves, even if they never build a single house...witness the bulldozed "streets" on Google Earth around Tulum.

Reading that they developers are trying to create the PDC 5th Avenue experience is awful for Tulum, in my opinion. If we wanted PDC, we could go there. Tulum is different (and better), and I hate to see this development progressing.
