View Full Version : Why is Suenos closed?

I was walking on the beach near my hotel last week and noticed Suenos Tulum. It looked like a nice place, but it was closed. Did it get a lot of hurricane damage? The beach in front looked quite eroded.

Hey there luv!

They've been closed for a long time, and the hotel hasn't been maintained in their absence. The owners are in a land dispute. John in DC is great at explaining the ins and outs of "eijido" property, way better than I am, but there are some rules about land ownership that basically make it very very hard to own/develop property along the Tulum beach. As far as I know, the Suenos people did everything right, and got all the right papers and permits, but they're being taken to court anyway.... and if you think our court cases take forever here, just imagine them on "Mexico time"!

It is definitely a tragedy though. We honeymooned there and it was fabulous. I hope they get things settled and move back in, although at this point I would totally understand if they got fed up and just quit fighting.

It IS a shame because it looked sooooo nice! I did see some people go into the entranceway one day. Maybe things are getting straightened out hopefully.

We spoke with one of the girls who works at Ocho during breakfast last week concerning Suenos..it looks so sad and forlorn and quite frankly in such a state of disrepair at this point...she explained that as far as she knows, there has be no real movement in the court action..there are actually 3 parties involved in the legal action, and it has caused a stalemate in the decision on who should be allowed ownership and possession.

What I can't understand is how any of the parties involved would allow the place to erode into such a state..I understand the real value is in the land, but it can't hurt to have such a wonderful place as Suenos there..and ready to accept guests once the legal action has been decided. If they could just work together rather than fighting each other, everyone would be the winner, owners and guests alike.

I understand that the Mayan people are claiming their ancestral lands and I sympathize and even agree with that to a point..but to let these once sterling properties end up as Suenos has...to me that is the real crime.

Everything north of the Sian Kaan arch and south of Zamas is Eijito land, which can never be owned, only used. When I was looking 4 years ago some realtors were telling people there would be titles in 6 months. Never happened and never will happen. These people bought at there own risk- at any time an Eijito member can make a claim on the property- usually they are just paid off by the current user- which is why I went for the titled lots in the Sian Ka'an.

I hope the ejito issue keeps out the large resorts!!!

I can't believe that Suenos has be closed for almost 2 years, now. As much as I hope it's up and running again someday, I can't help but wonder how much damage the closed, unoccupied units have sustained, as well as the pool. In the hot, humid climate, I would think that there would be a huge mold problem, at the very least. :(

I think not having power on that stretch will keep the large resorts out more than the Eijito land.

I am in agreement with Dan on this one..it doesn't matter in the end who has title to the land, they can lease it to anyone they want and they will be approached at some point by the big resorts as Tulum becomes more and more popular..as the resorts will want to spread their wings and take out more undeveloped property. The two things that would stop them in their tracks would be the lack of a decent paved road and no utility power. We all know the road is being improved and paved..lets all hope that the area NEVER gets service on the electric grid.

Dan..I am really suprized that Sian Kaan has titled land..that's a pleasant suprize! I am making plans to be down there in early May and will be spending a couple of nights at Xamach, if you have availablity. As popular as your place is becoming..lol..I may have to sleep in a hammock in the kitchen!
